FREE Listingbook Account
Everyone even remotely interested in searching for homes in the South Bay should have a Listingbook account. This is the most useful tool for home buyers, agents, and those who merely want to casually scan the local market. Signing up is free of charge, and you can configure its settings to receive as much, or as little information and updates as you prefer. Listingbook is the link between Realtors, clients, and the MLS. You’ll instantly gain access to exclusive market and listing information traditionally only available to Realtors and professionals.
Non-Exclusive Buyer Representation
When you move from casual market browser to the point where you’re ready to place your first home offer, it makes sense to retain professional help. Our first home buyer representation package starts with a Non-Exclusive Buyer Representation Agreement. This agreement authorizes us to work on your behalf: search thousands of listings to find the right home, contact agents and homeowners on your behalf, schedule meetings, show you properties, and act as your negotiation representative in submitting offers to buy, counter offers, and conducting the transaction.
“Non-exclusive” means that you are not bound to use our services, and you can find homes and negotiate separately-either on your own, or through another agency. You can terminate the contract if you find our services negligent, or inadequate. Because this type of agreement comes with the risk to us of putting in time, resources, and money without compensation, we are careful in our screening of who to represent, and we limit the resources we will commit up front.
Exclusive Buyer Representation
Serious buyers who are willing to commit to our representation services sign an Exclusive Representation Agreement. This gives us the same formal legal representation rights outlined in the Non-Exclusive Buyer Representation Agreement, but it commits you, the buyer, to use our services for the duration of the contract. Buyer’s agent fees and commissions are paid for out of proceeds from the sale by the seller, so even with this Exclusive Representation Agreement, our services still come free of charge to you. Our goal in signing an exclusive agreement is to ensure that we are compensated for the increased time and resources we will provide to you as your professional representatives. Since you are willing to make us your exclusive agency, we are willing to devote more resources up front to you.
